Finally, we now have an Office
to work from. It’s only a temporary office but it allows us to hold
training and meetings, Board Meetings and complete business planning
in preparation for our Assessment. It also helps us to co-ordinate
our consultation efforts, it’s a really important achievement for us
and it will help to meet up with you face to face and answer any
queries you may have about this establishing Organisation. It’s only

So why not contact us? We’re also really pleased because the Council
is showing its support by part-funding the office. We even have the

Hello to
all council tenants living in the Spirit Homes Area of Benefit (AOB).
Your street names are mentioned below but this is just a
few words to introduce myself.
I recently graduated with a Housing
degree in May 2011. I believe the 3 years of theory from university
helped me to understand the practices and procedures relating to
Housing. However, I believe a year in the housing industry taken
during my degree, gave me the necessary experience and skills to
communicate with tenants of diverse backgrounds. These years spent
studying and working in housing has given me the commitment and
determination to begin my working career with Spirit Homes Tenant
Management Organisation. I hope to bring enthusiasm to Spirit Homes
and create a positive energy within the community. I will ensure
that full identification will always be carried with the above
photograph displayed. If my initial visit to you is not convenient,
I will happily arrange to call back when it is more convenient for
you.
I have received generally a warm
welcome from numerous intrigued tenants who are showing great
interest in Spirit Homes and the potential benefits a tenant-led
organisation can be to the local community. Many have already become
members but if you would like to join and have your say in the
local area or simply wish to find out more information, please

We would like to take this
opportunity to thank all our MEMBERS for coming on board supporting
us. We will be up dating our web site with further information on a
regular basis, so please look out for local items of interest and
things about the Spirit Homes Tenant Management Organisation

Just to update everyone. The Spirit Homes TMO is in the process of
completing Stage 3 of its development. We are offering council
tenants in the HORFIELD, MANOR FARM and LOCKLEAZE area the right to
choose if they want to sign up and be a member. Becoming a Tenant
Management Organisation is a real choice for us all to improve the
standard of our services to our homes and provide resources for our
community. Bristol City Council will remain the
Landlord, and the TMO a not-for-profit company. All savings
made through competent management of services will be put back into
the AOB community and not shared with anyone else in Bristol.
Budgets for our area will remain in our area, this is what drives
us.

We
are continuing to undertake intensive, business-focussed
training.

We
are in the throes of producing our draft BUSINESS PLAN.
-
We
are continuing to be very rigorously and independently assessed
by the Approved Assessor Service.
Our
next one is in February 2012.

Tenant Management Organisation’s (TMO) – just the facts!

FACT:
A TMO will not be set up without ALL tenants & leaseholders
having the opportunity to vote in favour or against a TMO.
This will be a formal vote called the ‘Ballot’, and it will
be paid for by the Council, carried out by an independent
ballot specialist, and overseen by central Government. If
the majority of voters are in favour, then a TMO will be set
up. If the majority of voters are against, a TMO won’t be
set up.

FACT: Any tenant or leaseholder
can join your TMO Board. No Board Member is paid for their
time – ever! Catch-up training can be easily arranged.

FACT:
Under a TMO, there’s neither privatisation nor stock
transfer. There’s no private company going to take over our
homes. A not-for-profit TMO company will be set up that is
owned 100% by tenants & leaseholders only.

FACT:
TMO’s directly employ professionally qualified
staff/Contractors. A key way that TMO’s become efficient is
to employ staff/Contractors that are accountable to the TMO
Board of tenants/leaseholders only & from a local office.

FACT: The Council is fully
supporting and carefully scrutinising the TMO process, and
the Council will continue to have a legal monitoring role
when the TMO is operational.

FACT: Under a TMO, tenants &
leaseholders do not actually do the work, they form a Board
that oversees paid housing professionals to do the work

FACT:
The money comes from the Council – which must BY LAW give
the TMO an annual Management Allowance proportional to the
number of properties managed by the TMO
